Full re-roof + chimney repair, 1930s semi

Challenge
Clients had been quoted three times to fix a persistent leak around the chimney. Each previous fix lasted under a year. Surveyor's report ahead of a remortgage flagged that the original concrete tiles were end-of-life, the breathable membrane was non-existent, and the lead flashing around the chimney had been replaced with mastic. They wanted a permanent fix and a 20-year guarantee for the next buyer.
Solution
Full strip-off to rafters. Inspected and repaired three split rafters near the chimney (water damage). Laid Type 1F breathable membrane, new 25x50 battens to BS 5534. Re-tiled with Marley Eternit Modern interlocking concrete tiles in slate grey to match the rest of the street. Chimney repointed in NHL 3.5 lime mortar, code 5 lead chimney flashing chased into the brickwork on three sides, code 4 soakers stepped behind, lead apron-flashing on the front. Dry-fix ridge system. New seamless aluminium gutters and rainwater downpipes.
Outcome
Completed in 8 days, scaffold down before the weekend. 20-year workmanship + materials guarantee issued. Remortgage went through without further conditions, leak permanently resolved.
