Open-plan kitchen extension on a Victorian terrace

Challenge

The clients had a long, narrow Victorian terrace with a dark galley kitchen and a separate dining room they never used. They wanted one open-plan space across the back of the house with bifold doors to the garden, but the side return was only 1.4m wide and the existing rear wall was load-bearing on a chimney breast. Two previous builders had quoted £140k+ and a 9-month programme.

Solution

We designed a wraparound extension under permitted development — 3m rear projection plus the full side return — sitting on a piled foundation to avoid a row of mature trees on the boundary. A 6.5m steel goalpost replaced the rear wall and the chimney breast on the ground floor. New kitchen run along the side return, island in the middle, dining table where the old kitchen sat, and 4-panel aluminium bifolds across the back. Underfloor heating on engineered oak throughout.

Outcome

Finished on programme, £900 under budget, and the clients moved back into the kitchen the day before Christmas. Two of their immediate neighbours have since asked us to quote similar projects on the same street.

Typical timeline

12–20 weeks on site for a typical single-storey extension; 16–24 weeks for double-storey. Add 8–12 weeks before that for design, planning and building control if needed.

Pricing guidance

Most single-storey extensions in our area run £2,200–£3,200 per m², depending on glazing, finishes and groundworks. Double-storey is typically £2,800–£3,800 per m². Every quote is fixed and itemised — no day-rate surprises.

Do I need planning permission for an extension?

Many single-storey rear extensions fall under permitted development. Larger projects, double-storey work or anything in a conservation area usually needs full planning. We'll confirm in the first site visit.

How long is the disruption?

We hoard the work area, set up dust protection and keep your kitchen functional as long as possible. Most clients can stay in the house throughout the build.

Can you work with my architect?

Yes — we work with your drawings or introduce you to a trusted local architect if you don't have one.

What guarantee do you offer?
