Whole-house Victorian terrace renovation

Challenge
Clients had bought a four-bedroom Victorian terrace that hadn't been touched since 1987. Single-glazed windows, lath-and-plaster walls failing in two rooms, knob-and-tube electrics in the loft, lead supply pipe, ancient back boiler. They wanted full reconfiguration of the ground floor (knock-through), a new kitchen extension, full rewire and replumb, sympathetic restoration of original features, and to move in 5 months later.
Solution
Phased programme: weeks 1–3 strip-out and structural (RSJ for the knock-through, new lintels for two repositioned doors), weeks 4–8 first-fix electrics, plumbing and underfloor heating, weeks 9–12 plastering (including lime plaster on chimney breasts), weeks 13–16 second fix, kitchen and bathrooms, weeks 17–18 decoration and snag. Original sash windows refurbished off-site, original parquet floor lifted, sanded and relaid. New combi boiler in loft.
Outcome
Handed over 6 days early. EPC moved from F to C. Clients moved in on the agreed date with all paperwork (EICR, Gas Safe, FENSA, building control) in a folder on the kitchen island.

Do I need to move out?
For full renovations, yes — usually for the strip-out and 1st fix phases (typically 4–8 weeks). Smaller refurbs can often be done while you stay in.
Can you work with a tenant in situ?
For light refurbishments only. Anything involving water/electrics off needs vacant possession.
Do you provide certificates?
Yes — EICR, Gas Safe, Building Control completion and warranty paperwork all handed over on completion.
Will you project-manage trades I've already booked?
We prefer to bring our own trusted trades but can co-ordinate yours where it makes sense.
