Replacement dwelling on a 1960s plot

Challenge
Clients had bought a tired 1960s bungalow on a third-of-an-acre plot with planning consent for a replacement 4-bed family home. The original architect's drawings had under-budgeted the foundations (the plot sloped 1.8m front-to-back) and specced an aluminium curtain wall that would have come in £40k over the available budget.
Solution
We value-engineered the design with the architect — switched the curtain wall to aluminium-framed slimline sliders, raised the rear half of the slab on a stepped foundation rather than retaining-wall-and-fill, and substituted clay pantiles for the original Spanish slate. Air-source heat pump, MVHR, PV solar and EV charger spec'd in. Built in traditional cavity construction with timber-frame internal walls.
Outcome
Delivered on programme, £8k under final agreed budget. EPC A rating, predicted energy bills under £600/year. Clients moved in for Christmas, second year of occupation just completed.
Typical timeline
9–18 months on site for a typical 200m² family home, including groundworks, superstructure and full fit-out.
Pricing guidance
Bespoke new builds in our area run £2,500–£3,800 per m² for a high-spec finish. Final cost depends on site access, ground conditions and energy performance targets.

Yes, and we'll attend design meetings to feed in buildability and cost advice early. If you don't have one we'll introduce you.
What warranty do you provide?
All new builds come with a 10-year LABC or NHBC structural warranty plus 12 months defects.
Can you handle the planning application?
We project-manage planning through your architect or our planning consultant — including pre-app, full application and any conditions.
How energy-efficient is the build?
Every new home meets current Part L standards and we'll happily build to higher targets (Passivhaus principles, EPC A) on request.
