Challenge
A growing family in a 1930s semi needed a fourth bedroom and a second bathroom but didn't want to lose the garden. The existing loft had a hipped roof on the side, giving only 1.9m of head height — borderline unusable as it stood. They'd been quoted £105k by a national chain and told they'd need to move out for 8 weeks.
Solution
Hip-to-gable conversion squared off the side roof, then a full-width rear dormer with two Juliet balconies. New 14-step staircase rising from the existing landing, master bedroom with vaulted ceiling at the front, walk-through wardrobe and en-suite with walk-in shower at the rear. Family stayed in the house throughout — we broke through internally only in the final week.
Outcome
Completed inside 10 weeks. Property revalued at £685k against a pre-conversion valuation of £560k — a £125k uplift on a £78k spend.

8–12 weeks on site for most dormers. Add 4–6 weeks beforehand for structural drawings and building regs.
Pricing guidance
Velux conversions from £35,000; dormer from £55,000; hip-to-gable + dormer typically £70,000–£90,000; mansard from £90,000+. All-in pricing including building regs, electrics, plumbing and decoration.

Will my loft work for a conversion?
We need ~2.2m of head height at the highest point for most conversions. Lower than that and we look at a mansard or raising the ridge.
Do I need planning permission?
Velux, dormer and hip-to-gable conversions usually fall under permitted development. Mansards and conservation-area lofts need full planning.
What about Party Wall agreements?
If you're attached to a neighbour, you'll need a Party Wall notice. We handle the paperwork or recommend a local surveyor.
How disruptive is it?
Most of the heavy work happens through scaffolding outside, so you can stay in the house. We break through internally near the end.
