Case study

Insulated garden office with shower room

Challenge

Self-employed couple both working from home full-time, fighting over the spare bedroom every day. Wanted a proper garden office big enough for two desks plus a small shower room so one of them could swim at lunchtime without trekking back to the house. Garden was sloped and access was via a 900mm wide side gate — so no machinery on site.

Solution

Screw-pile foundations to handle the slope without excavation (also faster and cheaper to install through a narrow access). 5.4m x 3.6m timber-frame structure, 140mm PIR walls, 200mm PIR roof, EPDM flat roof. Cedar cladding outside, plasterboard with smooth-set finish inside. Aluminium bifold doors across the back wall facing the garden. Internal partition created a small (1.4m x 1.8m) shower room with WC, basin and walk-in shower — plumbed to the house's existing waste run. Underfloor heating on engineered oak, dedicated 32A electrical circuit for office equipment, Cat6 to the house.

Outcome

Delivered in 7 weeks despite the access constraints. Both clients now work from the office full-time and have effectively recovered their spare bedroom. Property valuer added £45k to the house value at the next remortgage.

Frequently asked questions

Do I need planning permission?

Most outbuildings under 2.5m eaves height fall under permitted development. Annexes used as separate dwellings always need planning.

Can I sleep in it?

Garden rooms used as occasional guest space are fine. Anything used as a permanent separate dwelling needs a Lawful Development Certificate or planning.

How long do they last?

Built properly with a real foundation and insulated structure — 25+ years. We give a 10-year structural warranty.

Is it warm in winter?

Yes — full PIR insulation, double-glazed doors and either electric panel heaters or underfloor heating means year-round comfort.
